America's HOPE is a home ownership opportunity and education program. The program is designed to educate and qualify families for home ownership by providing credit improvement, an opportunity to obtain the required down payment and closing costs for permanent re-financing, and match them with a Program Home in selected communities.

The key element of resolving America's housing challenge is helping families to qualify for permanent re-financing of a home.  In 2011, it was reported that approximately 70%+ of families seeking home financing were declined.  The three dominant criteria for failure were:  1) Unacceptable credit scores, 2) Insufficient trade lines in their credit histories, and 3) Inadequate source and/or seasoning of funds for down-payment and closing costs.

America's HOPE Program is designed to overcome these challenges for families who are willing to learn and take the steps necessary to qualify for home ownership.  Home buyers and families do this by becoming a Member of the America's HOPE, where they receive the education, guidance and support necessary in meeting the permanent re-financing requirements of home ownership.

 

How the Program Properties and Home Buyers come together 

in America's HOPE Program

 

The Property:

Step 1.  The Company analyzes, reviews and selects program qualifying properties located in selected target market cities.

Step 2.  The Company acquires the qualifying properties from Government Agencies, Banks, Bulk REO Sellers, and Real Estate Brokers.

Step 3.  The Company provides for the rehab properties to meet or exceed HUD/FHA minimum property standards.

Step 4.  The Program Listing Agent lists the properties on the local MLS system to re-establish community property values.

Step 5.  The Company Uses state-of-the-art computer systems and software to track both program properties and qualifying Home Buyers from acquisition through permanent re-financing.

The Home Buyer / America's HOPE Member:

Step 6.  The Program generates prospective Home Buyers / Members by promoting the program and properties through extensive Internet and other marketing campaigns.

Step 7.  Qualified Prospective Home Buyers become Members of America's HOPE.

Step 8.  Preferred Program Lender Representatives and underwriters qualify America's HOPE Members and establish estimated time-line to permanent re-financing close. (Approximately 3-4 Months)  If credit repair is required, Member is referred to Preferred Credit Repair Company.  

Step 9.  Qualified America's HOPE Members select their Program Home with the assistance of the Program Listing Agent.

Step 10.  Program Listing Agent assists Title Company and America's HOPE Members with 100% Seller Finance closing.

Step 11.  America's HOPE Members move into Program Property and make monthly mortgage payments which are reported to all Credit Bureaus, to document and enhance their credit scores. They also continue to work with Mortgage Underwriters to meet permanent re-finance requirements.

Step 12.  In approximately 3-4 months, America's HOPE Members "graduate" from the Program upon closing of the permanent re-financing loan.
